Investing in unloved, out of favour and misunderstood assets.

That’s the topic I wish to discuss with you this month. Why?

Because that’s often where the BIG money is!

UNLOVED: For example, think of the money people have made in real estate investing in unloved inner city industrial areas, in just about any major city.

In Sydney, areas such as Redfern, Surry Hills, Balmain and Woolloomooloo were once thought of as unsafe, small, crowded, no privacy... slums almost, and could be bought very economically compared to other areas. Had you have invested back when these areas were ‘unloved’, today, due to gentrification, you’d own some of the most expensive, trendiest places to live and work, that have outperformed many other areas. That’s the power of investing in unloved.

OUT OF FAVOUR: For a period of 16 years, 1989 – 2005, Gold traded roughly between US$200 – US$400 per ounce. It was certainly out of favour throughout the internet boom-DotCom bubble period. Then between 2006 – 2011 it went to US$1,889.70 per ounce. Had you have bought ‘out of favour’ Gold and sold near the peak, you’d have made almost a 500% return.

(Today, Gold is again becoming unloved at around US$1,200 per ounce, which many suggest is production cost for this metal).

MISUNDERSTOOD: Today, affordable housing is one of the most misunderstood sectors of the Australian housing market. I was in disbelief recently to discover Hobart is currently recognised as the world’s ‘second most unaffordable city’ for housing; and shocked to learn about the increase in ‘white-collar’ homelessness with people living in their cars. I naively thought homelessness was just people down and out on their luck, drug use, runaways etc. Whilst this is a part of the problem, a far bigger issue is the massive mismatch in housing supply.

You see, approximately 60-80% of renters in the Australian market are singles or couples, yet 80% of the stock available is 3, 4 or 5 bedroom houses. There simply is a giant glut of suitable properties available for people that want to live by themselves or with their partners at a reasonable rate.

Only recently have I discovered that savvy investors and entrepreneurs catering to this misunderstood part of the property market are making incredible 10–16% per annum rental yields by converting larger dwellings into micro-apartments.

Here’s the point. If you can invest in Unloved, Out of Favour, or Misunderstood asset classes in cyclical markets, you could make an absolute fortune.
